We found a home!

Here is the home we selected to purchase and finally a seller agreed to accept our offer. The home is 3 bedroom and 2 bathroom home with a 2 car garage. It is a simple ranch style built on concrete slab in the 1960s. At first glance this house is not very charming. What the house does have is a huge lot and  a good layout that we can work with.

The outside is lacking in appeal; I think this is the reason my husband and I aren't necessary very excited as we look at the pictures of our new home. But what we do have is the ability to transform this ranch style home into something else. I can't wait to take possession to start the transformation. Now we are faced with the question and a need for a plan. Hmmmmm, where do we start? Where do you think we should start?

  1. Paint?- what color?
  2. New Garage door or clad it?
  3. Shutters, remove, paint?
  4. Fascia  (it is the undulating trim board hanging from the roof edge) Remove?
  5. Remove the two tone rockscaping?
  6. Roof- new color, different type of roofing?
  7. Bars- Remove?

  1. I LOVE the soft mossy green stucco color of the photo with amazing paver stone landscape. This might be AH-mazing on this house and will soften the look and amplify any future greenery. Think you NEED that amazing huge tree from the same photo in your front yard somewhere. And the pavers are to die for! Would definitely pull out a bunch of the rock, but after you tackle other things. Silly to start there and have them trampled. I would wait on the roof unless it needs to be replaced, and plan in what you want when it's time comes. And yes, definitely nix the current green painted 'accents'. CAN"T WAIT TO SEE WHAT YOU GUYS DO!!

  2. First - congrats on the new home purchase! Very exciting! Second - yes on all of your changes! If the roof is in good shape - leave it for now and put your money into cheaper cosmetic updates. Why spend $25k if you don't need to, right? But just getting rid of the dated fascia, shutters, 2-tone rocks, and bars will be a big improvement right away. Garage door - I have no idea of the price dif - but a new, more modern door would be gorgeouse. Paint - def yes! And eventually, some cool water-wise landscaping... eventually, you could move the path from the driveway over and create an actual porch - maybe change up the roofline a bit or add a pergola. And when you ditch the shutters, you could add a chunky window trim that would make the windows pop. So much you can do!

  3. You know me, I'm all modern ranch. How long are you planning to stay? Before you do anything real-estate cosmetic, consider what the walls are made up of...Is there anything more integral you intend to do? The fence would be my nemesis in this photo.

    There's so much for you to do here. First, the two of you are the home, love each other. And secondly, plan before you buy any paint.

  4. Congrats! This house looks like it has some great potential with a little creativity and tlc. I would agree the fascia, bars and shutters have to go! I like the neutral colors in the photos above with a colored door and chucky window trim. I would just paint the garage doors for now and leave the roof if you dont need to update it. The shrubs in front of the windows look pretty awful too :)

    Good luck and I cant wait to see what you do with it! I need to send you photos of your old house... some cool little additions are happening there also!

  5. First, congrats on the house! We've had a lot of fun making improvements to ours! Along the way we learned some lessons.

    I learned this lesson the hard way. If you decide to paint, think about the roof. If you decide to re-roof, think about the paint. The roof is an integral part of the color scheme of your house. We got light-colored reflective shingles when we re-did the roof and we love the energy savings. However, now that we are ready to re-paint we are locked into a set of harmonizing colors. I'm sure it will turn out great but it does preclude some options we had been considering, like green with brown trim.

  6. Oh, and the first thing I would do is rip off those totally inappropriate shutters! One of my pet peeves is fake shutters nailed to the wall. If they don't work, they don't belong there.
